6 Signs You May Need A New Roof

Here's what to watch out for.


1. Your roof is older than 20 years

Most roofs are expected to last between 20 and 25 years (barring damage). If your roof is past this age, chances are it’s about time to replace it.


2. You have been hit with quarter-size hail

Large hail can severely damage roofs. If you have been hit by a hailstorm with pellets quarter-size or larger, your roof very well may be damaged. Call us today at 720-420-0850 for a free inspection.


3. Shingles Are Curling

If you see shingles that are curling (especially those exposed to direct sunlight) it may mean that they are past their life expectancy. This is a sign of age, and that your roof is ready to be replaced.


4. Shingles are cracked or broken

Age and weather (such as a hail storm) can both contribute to the cracking and breaking of roof shingles. Broken shingles are a sure sign of damage, and an indicator that you’ll need to repair or replace your roof soon.


5. Missing Shingles

It’s a good idea to check your roof and make sure you aren’t missing any shingles. Especially with old roofs, shingles may become detached over time— this is another indicator that your roof is deteriorating. 


6. Shingle Granules in Gutter

This is another symptom of age and damage. Check your gutters to see if they’re loaded with shingle granules. If so, or if you can see inconsistent patches of color in the roof (where granules have worn away), it may be time to replace it.
